Watcon Projects is an LBP licensed residential builder based in Pahurehure, working throughout Karaka - new builds, renovations, extensions, kitchens, bathrooms, decks and fencing, as part of our wider coverage across South Auckland.
Karaka sits between Takanini, Drury and the Manukau Harbour, and it's one of the few parts of South Auckland where our two main kinds of work turn up side by side on the same street. New builds from the ground up on fresh sections through the newer subdivisions, and renovations, extensions and outbuildings on the lifestyle blocks and equestrian properties that have been there for decades. Cole handles every job personally, from the first site visit to the last fixing, whether it's a new home going up on a section in one of Karaka's newer developments or a kitchen and bathroom refresh on an established lifestyle property.
Karaka's mix of executive new homes and larger lifestyle sections is close to the kind of work Cole spent ten years on before starting Watcon Projects, high-end new builds and renovations where the finish is the actual standard rather than an afterthought to hitting a deadline. It's part of why Karaka is a natural fit for the way Watcon Projects builds, and the same approach that applies in neighbouring Papakura and Manukau - the site and the scope set the job, not a fixed formula.
Karaka has grown in layers rather than all at once. The original lifestyle blocks and horse studs are still there, working paddocks and equestrian properties on sections big enough to actually spread out on. Alongside them, large-scale subdivisions including Karaka Lakes, Karaka Harbourside Estate and Pararekau Island have added executive homes on smaller, landscaped sections over the past decade or so, and Karaka Village is the newest wave, more than 150 houses built so far with a retail centre and a supermarket on the way.
That layering means two different kinds of jobs turn up in Karaka. On the older lifestyle blocks it's renovations, extensions and the outbuildings that come with keeping horses or running a hobby farm, stables, implement sheds, fencing built for stock rather than street frontage. On the newer subdivision sections it's new builds from the ground up, working from consented plans on a section that didn't exist five years ago. Watcon Projects takes on both, and the standard doesn't change either way.
Yes. We work from consented plans on new sections through Karaka's newer subdivisions, alongside new builds, renovations and extensions on the older lifestyle blocks nearby.
Yes, that's a regular part of our work in Karaka. Stables, hay sheds, workshops and fencing built for stock or horses rather than a standard suburban section, alongside the usual renovation and extension work.
We look at the site itself rather than assume. A new section in Karaka Lakes or Karaka Village is generally a straightforward build from consented plans. An older lifestyle block might have bore water, a longer driveway, or outbuildings to work around, and we account for that in the quote rather than pricing it the same as a fresh section.
Everything from a single repair or a fence line to a full new build. There's no minimum job size in Karaka or anywhere else we work.
Yes. Cole Watson holds a current LBP licence, and all restricted building work on Karaka jobs is carried out and signed off correctly.
