In some cases, yes. Areas moving through the Future Urban Zone process - like parts of Drury, Karaka and Pokeno - can carry resource consent requirements on top of the standard building consent, especially where a site sits within a structure plan area or needs services connected as part of a wider subdivision. We scope this at the quote stage so you know what's involved before committing to anything.
Yes. A lot of our work in Karaka, Clevedon, Ardmore and Whitford is on rural-residential sections running on-site wastewater systems rather than the mains network. It changes the services design on a new build and what's involved in a kitchen or bathroom renovation, but it's a normal part of building in this part of South Auckland.
The statutory target is 20 working days once an application is accepted as complete, though it can take longer if further information is requested or the site needs additional input - a structure plan area or an engineering report, for example. We build realistic timeframes into the programme rather than assuming the best case.
