Whether you're adding space, opening up a layout, or renovating room by room - we manage the full scope from consent through to completion. One builder, one contract, all of South Auckland.
Renovation and extension work covers a wide range of jobs - from a single room stripped back and rebuilt, to a whole-home reconfiguration with a new addition on the side. All of it falls within what Watcon Projects handles.
Adding to the footprint of an existing home - a bedroom, living area, garage conversion, or second storey. Extensions require consent and involve both structural and finishing work. We manage the full job from the consent application through to handover.
Walls coming out, rooms being opened up, layouts rethought to suit how the home is actually used. Structural alterations are LBP restricted work. They need to be done correctly and signed off - not just done quickly and hoped for the best.
Full renovation of an existing home, or a staged approach tackled room by room. The scope can be as wide or as targeted as the project requires. The standard applied to each stage doesn't change based on whether you're doing one bathroom or the entire house.
The answer depends on what the home needs and what the section allows.
A renovation works within the existing footprint - reconfiguring layout, improving rooms, updating kitchens and bathrooms. It's the right move when the bones of the house are sound and the issue is how the space is used, not how much of it there is.
An extension adds to the footprint - more floor area, more rooms, more living space. It's the right move when the house genuinely doesn't have enough room, and the section has the space to allow it.
Some projects are both. A kitchen renovation that also opens into a new living area addition, for example, involves finishing work inside and structural work outside. That's one job, not two.
Not Sure Which Direction?

We can look at the site, understand what you're trying to achieve, and give you a straight answer before you've committed money to plans. No obligation, no pressure - just a useful conversation early in the process.

Renovation and extension costs vary more than almost any other building job - because two homes of the same floor area can be very different jobs once you look behind the walls. A site visit and confirmed scope are what we need before we can give an accurate number.
Cosmetic renovation - new linings, flooring, fixtures - is a different budget conversation to structural work. The moment walls come out and consent is triggered, the scope expands. That's not a reason to avoid it, but it needs to be understood upfront before the quote is signed.
Older homes sometimes reveal subfloor issues, weathertightness problems, or outdated wiring once the walls come open. We flag anything unexpected before it becomes a line item on the final invoice - and before it becomes an argument about who pays for it.
Floor area drives cost. So does what goes into that area - materials, joinery, linings, fixtures. A high-specification kitchen extension costs more than a basic bedroom addition of the same size. The consented plans or confirmed scope make this clear at quoting stage so there are no surprises mid-build.
Renovation costs depend on scope, structural involvement, and specification. A cosmetic refresh is a very different number to a structural reconfiguration or a full extension with new rooms added. We need a site visit and confirmed scope before we can give an accurate quote. Contact us to arrange that.
It depends on size and complexity. A single-room addition typically runs 8-16 weeks on site once consent is granted. A multi-room extension or whole-home renovation takes longer. We give you a realistic programme at the quoting stage - not an optimistic one that slips.
It depends on the scope. Structural work, extensions, and anything involving drainage or roofing typically requires consent through Auckland Council. Cosmetic and non-structural interior work often doesn't. We'll confirm what applies to your specific job when we visit the site.
For partial renovations, usually yes - we stage the work to keep disruption manageable. For full-home renovations or major structural work, temporary accommodation is often the more practical choice. We'll give you a straight answer on this when we review the scope.
A renovation improves what's inside the existing footprint - layout, finishes, kitchens, bathrooms. An extension adds to the footprint - a new room, additional living space, or a second storey. Many jobs involve both. The scope needs to be confirmed before anything else.
