Watcon Projects covers new builds, renovations and extensions, kitchens and bathrooms, decks, fencing and general building maintenance, all carried out by Cole Watson, who's spent ten years in the trade. In Papakura specifically that means the same range of work turns up street to street, a bathroom rebuild on one job, a deck or fence on the next, a full extension a few doors down.
Being based in Pahurehure, inside Papakura on the Pahurehure Inlet, means this isn't an area the business drives into for work, it's where it's actually registered and run from. That matters more than it sounds. A lot of "local" builders are covering a suburb from twenty or thirty minutes away. Watcon Projects is already there.
Papakura itself was its own separate town and district council until the 2010 amalgamation into Auckland Council, and it still carries that identity - a proper town centre, a rail line into the city, and residential streets that were established decades before the newer subdivisions filling in around Takanini, Drury and Ōpaheke on its borders. It's a mix of long-settled homes and steady infill growth, which is exactly the kind of area Watcon Projects is built for.
Around the old town centre there are still original villas and bungalows from Papakura's days as a country service town, and further out the streets fill in with the standard weatherboard and brick and tile homes built through the 1960s and 70s, when most of South Auckland's older housing stock went up. It changes street to street: a kitchen and bathroom strip-out on an original villa near the centre, a re-clad a few streets over, an extension on a 1970s brick and tile home around the corner.
That's a different job to what's going up right next door in Takanini and the newer stages of Ōpaheke and Drury, where most of the work is new builds on fresh sections rather than looking after homes that have already stood for fifty or sixty years. Watcon Projects takes on both, but Papakura's older streets are where the renovation and repair side of the business does most of its work - and where being based five minutes away actually shows up in how quickly we can get on site.
Kāinga Ora is currently replacing and upgrading state housing right across the Papakura Local Board area - from Drury in the south, through Takanini, Hingaia, Red Hill and Pahurehure, into the Papakura town centre itself - aiming for warmer, drier homes than the ones they're replacing.
For homeowners on the streets around these renewal sites, that often means new neighbours, visible build activity nearby, and questions about how their own older home compares. Watcon Projects isn't part of that programme, but works on plenty of the privately owned homes sitting alongside it - repairs, renovations and extensions on houses the same age and construction as the ones being replaced, just not part of the rebuild itself. It's one more reason an older Papakura home is worth a proper look before deciding what it needs.

Not directly. That programme covers state housing specifically, from Drury through to the Papakura town centre. Privately owned homes nearby follow the standard council consent process for a renovation or extension, the same as anywhere else in Papakura.
Both. A weatherboard repair or a single bathroom rebuild gets the same attention as a full extension. There's no minimum job size in Papakura or anywhere else we work.
