Watcon Projects is an LBP licensed residential builder based in Pahurehure, working across Pukekohe and the settlements around it - new builds, renovations, extensions, kitchens, bathrooms, decks, fencing and building maintenance, as part of our wider South Auckland coverage.
Watcon Projects takes on residential building in Pukekohe, from new homes and extensions through to bathrooms, decks, fencing and repairs. Cole Watson, ten years in the trade, runs each job and every conversation about it, so the person who looks over your site is the person who builds on it.
Pukekohe is the southern end of our patch, with Paerata and Buckland nearby and Karaka and Drury on the way back toward Pahurehure. The work is a mix of new homes on fresh sections and renovations on older houses, and it is part of our wider South Auckland coverage.
Every Pukekohe job starts with a site visit. We look at the house, the section and what you want done, then give you a clear scope before any work begins. Whether it's a new home, an extension, a bathroom or a repair, the same builder who visits your property does the work.
Properties around Pukekohe, Paerata and Buckland vary a lot, from town streets to larger lifestyle blocks. That's why we quote on what we see on site rather than guessing from a phone call.
Pukekohe has older villas and bungalows alongside newer homes on subdivided sections. The work we're asked to do depends on the house, so here is how it breaks down.
Layout changes and extensions, kitchen and bathroom rebuilds, and repairs to cladding, windows and floors.
Renovations & ExtensionsBathroom and kitchen updates, plus decks, fencing and retaining on the section.
Kitchens & BathroomsNew builds from consented plans, then decks, fencing and landscaping once the house is finished.
New BuildsBased in Pahurehure, we work across South Auckland and East Auckland - from Central Auckland down through Manukau, Papakura, Karaka, Drury, Ardmore, Clevedon and Beachlands, out to Howick, Pakuranga and Botany, and south as far as Pukekohe and Pokeno.
If you're in Auckland and not sure whether we come to you - call and ask. Chances are we do.
Usually, yes. Section 40 of the Building Act says building work must be carried out under a building consent, and the only exceptions are the categories listed in Schedule 1. Whether your job falls into one depends on what it is. Once a complete application reaches the council, the Act sets a 20 working day limit to grant or refuse it, though that clock pauses if the council asks for more information. We can tell you at the site visit whether your project looks like it needs one.
For residential work priced at or above a set value, yes. Section 362F of the Building Act requires the contract to be in writing and dated, and a builder who signs one that isn't commits an infringement offence. Even below that value, it's worth having scope, timing and price written down before work starts, whoever you choose. We'll talk you through what goes in it when we quote your Pukekohe job.
The Building Act builds warranties into residential building contracts, written or oral. They include that the work is done in a proper and competent manner, in line with the plans and the consent, and with reasonable care and skill. Proceedings relating to building work can't be brought more than 10 years after the act or omission they're based on. If you spot a problem, tell your builder promptly and in writing.
The Licensed Building Practitioners site (lbp.govt.nz) links to a public register where you can look up a practitioner and check their licensing status and history. Check anyone you're comparing, us included. It takes a couple of minutes and answers the licence question before you spend time on quotes.
Any plans or consent paperwork you already hold, photos of the area to be worked on, and a rough idea of when you'd like the job done. If you're in Paerata, Buckland or another outlying settlement, give us the address when you enquire so we can plan the trip. None of it needs to be polished. Cole will ask the rest on site.
